my mother and i both appear on the deed to her townhome. due to her illness she now residews with me and wants to transfer title of the home to me. is the quit claim deed the best choice and what is the financial impact to me other than taxes if the house is free and clear?

You can surely use a quitclaim deed to change ownership. Apart from paying doc stamp taxes, recordation taxes etc, there are no other financial impacts of a quitclaim deed.
