Well, considering a "deceased mother" can't sign anything, you may wish to contact an attorney.

A quitclaim deed is not an option as your mother is deceased now. If she has left a will stating who she would like to inherit her property, it has to be probated. If there is no will, her children need to file an affidavit of heirship with the probate court so the title could be changed in their name.
