i would like to re locate out of state so instead of a long divorce is a quick claim deed ok , we have a large home on 10 acres ag land no kids

If you want to relocate out of state and get rid of the property, you can transfer the title to the property to your soon-to-be ex through a quitclaim deed or a Warranty Deed. This can facilitate the change of ownership without you having to go through long divorce process. However, through such deeds you cannot get rid of your financial obligations.
