recently divorced, ex has remarried. i am refinancing home into my name only; a quit claim is being requested to complete the refinance. there is a 2nd lien on mortage. if the pending refinance goes thru in my name, will the quit claim deed ensure the title change into my name once all loans are paid?

The quit claim is really unrelated to the mortgage. Quit claim deeds are a way of relinquishing your claim to a property that you formerly owned (solely or in part). Quite aside from who's on the mortgage note, if your ex quit claims their right to the property then it will be solely yours (unless of course there is a third person on the deed)
