same thing, but the judge forced me to sign over the house through a quit claim deed. i have a va loan on the house and the judge told me i had to maintain it until she refinances it. no timeline given. how can i get her to refinance the house?

Did you inform the lender about this change in ownership?

I think you should contact the lender immediately and he will be the right person to ask her to refinance the mortgage. As she is on the title to the property, the lender will always want to transfer the mortgage to her name.

But she has to qualify for the refinance and only then she can have her name on the mortgage.

Simply have a talk with the person to whom you've quitclaimed the property. Request her to refinance asap as you don't hold the property rights any more, so why bother for the loan. By the way, how did the judge force you? I mean can you explain if you were involved in any legal mess or something like that?

There should be a timeline for her to have to refinance. Check your divorce decree and see if you can find anything to this effect. If there is nothing that states that she has to refinance by a certian time, I would just let her know that rates are low now and that it could be a good time for her to do so.
