husband and wife own property during the marrige wife quit deeds the said property to husband. husband passes. wife wants to quit deed the said property to daughter. the original warrenty deed was deeded to both husband and wife with rights to survivorship. the question is can the wife deed said property to daughter?

Though the original property deed included both the names, the wife had transferred the property to her husband. Thus, the husband was the sole owner of the property. After the husband's death, the daughter will have to file an affidavit of heirship at the county recorder's office and get the property transferred in her name.
