Hi peterstj,
You cannot use a quitclaim deed to get the property transferred in your name. However, in order to get the property transferred in your name, you will have to file an affidavit of heirship at the county recorder's office.

Hi peterstj!
Welcome to forums!
I agree with Adonis! Quitclaim deed won't help you in this regard. You can take the help of an attorney and file an affidavit of heirship and remove your deceased mother's name from the property deed.
Feel free to ask if you've further queries.
