i received a quit claim deed from the clerk of courts in my county of florida. it is a very simple form which only i (the grantor) needs to fill-out and sign...along with 2 witnesses and a notary public. it asks on the form: "the grantor, for and in the consideration of the sum of ___________, and other good and valuable considerations to the grantor in hand paid by the grantee......blah,blah,blah. what are they looking for, market value of property, appraised value??? can you help me please.
"What are they looking for, market value of property, appraised value??? Can you help me please."
It is the amount grantor will be receiving as consideration for quit claiming his interest in the property.
The amount need not be the actual market value of the house. It can be any amount less than that also.

Hi Kevan,
The amount of money that the quitclaim deed asks for is the consideration amount for the grantor, that is you, for giving away interest in the property.
The sum of money which is asked for is generally the purchase amount of the property. And in case, if it is a gift, then it should also be mentioned in the deed.

You can put any amount you like. There are no rules which how much value is to be entered.
