my friend and i built a house together.we had wills he passed away and left me his share.everyone has signed off and want nothing.can i do a quick claim deed.and am i safe from any bills he had.thanks george

Do you want to transfer the title to someone else?

If the property is in your name, then you may sign a quit claim and transfer the ownership to anyone you choose to.

If there is a mortgage on the property then only a quit claim will not release you from the financial liabilities. You need to talk to your lender if you want to do a quit claim.

Hi Chuie,

If your friend had any debt against the home and you just quit claim his property in your name, then you will be the person liable for the debt.
