transfering property to my name.

my mom left me the family home after she died. i went through probate.
now i am trying to get the house under my name. via quit deed. i entered zero under documentary transfer tax on quit deed from. the form was returned say i need an agent to confirm zero tax. what type of agent do i need to confirm the zero tax.

First and foremost, if there's a will prepared by your mom then the ownership rights will be transferred according to that after the probate is over and there is no need for a quit claim.

Secondly, you cannot do a quit claim if the grantor has already passed away because the quit claim form has to be signed by the grantor in front of the notary.

Did you send the form to the County Office? Didn't they inform you about this?

Hi Bemet,

Jenkin is right. You cannot use the quitclaim deed as you want to add your name on the title but the owner, means your mother, is not alive to sign the deed as a granter and without the signature of the grantor, the property transfer will not be valid. Contact with an attorney. He will help you to add your name on the title.
