quitclaim deed form

do you need to fill out a quitclaim deed form for each person or can both persons (husband & wife) sign the same form?
Both husband and wife can sign the same form. You can contact any title company and they can give you more details and do the quit claim for you.

Diane is correct. If your husband is including you on the property which is in his name then on the deed he will be named as the grantor and you as the grantee. And the other way if property is in your name. Or if the property is in both names and you are giving it to someone else then both of you will be named as grantors and the other person as the grantee.

Only a single deed is used on which both the grantor and grantee are named. You do not have to use two deeds for this purpose. You mean both signing the form as grantors or grantees? husband and wife are quit claiming their interest to a third person or is it that one is quit claiming his/her share to other? Please explain....

Hi Soraya,

If it is a joint property, then both the husband and wife should sign the same deed. If the property is being transferred to husband and wife, then both the names should be listed unless the transfer is a gift to one spouse only.

A few years ago, my parents gave me and my 2 brothers a 51 acre parcel of land. One of my brothers is not paying his share of the property taxes. Is there a way to have him removed from the deed?

Hi mrfixit,

Welcome to this forum.

Why are you willing to remove your brother from the deed? Is he not paying his share of tax and you are paying on behalf of him? You can ask him to quitclaim and transfer his share of property to you and you buy him out. That means you can pay him for his share of interest.
