my father has a house he wants me to have the house is in my brothers name but my father has paid it off my brother lives in another state but has no problem giving me the house is a quit claim the way to go for getting the house
Use a grant deed. Most states require it to be notarized and delivered. Also record a copy with your local county recorder's office.

I agree with jheard that you can use a grant deed. But I think you can even use a quitclaim deed here because the transfer is occurring within the family. And yes the deed needs to be notarized and recorded in the County Recorder office to make it valid.
