Can I use a quitclaim deed to get rid of a timeshare?
Hello Frank,
Are you planning to give it back to the timeshare company?
You may do that but the company is under no obligation to accept the quit claim. If they accept the quit claim, then you will lose all your rights to the timeshare. If not, then you are still stuck with it.

Since it's a time share and you are only owning time, not real estate, would a quit claim be the proper instrument to use?
Hello Shane,
Timeshare is a form of ownership of vacation property. The unit may be owned by others but each owner has his specific time period during which he can utilize all the facilities associated with the property.
If the ownership of the timeshare is deeded to the owner, he may use a quit claim to transfer the ownership rights to someone else. It is almost like a real property ownership.

Yes, you can use a quitclaim deed to give up your rights to a timeshare. The deed should be delivered, accepted, and recorded in the county where the property is located to be effective.
However, I would search the internet; there are alot of companies that buy timeshare properties.
