removing my exboyfriends name from the deed on my house

i've broken up w/my boyfriend who i foolishly bought a house with almost one year ago. he has agreed to move out, hopefully soon, but i need to know how to get him off the deed/title/mortgage. is a quit deed what i need. thanks.
a quitclaim deed will remove your boyfriend's name from the title, but not the mortgage. If he is on the mortgage, you should check with the lender and ask them the procedure.

welcome to the forum.

i agree with mr. jheard that if your ex-boyfriend quitclaims the property then he will be removed from the deed but the quitclaim will not remove him from the mortgage. you may have to refinance the mortgage on your name to remove him from the mortgage. and your ex-boyfriend will have to take consent from the lender before quitclaiming the property to you. so consult with your lender asap.

my ex is on title however not financial responsible for the home. She has moved out. What are her rights to the house? Can she tell me who can live here? She wont sign a quit deed. So I just wont sell.

I need to know if she has rights to keys and authorization of people living in the home
