Time sharing - hasn't paid for 5 years, they're trying not to
forelose it I think they want to sell it again, Is it valid in NJ
A quitclaim deed with not affect your debts regarding a property. Ownership and debt are separate. All the quitclaim deed does is renounce your rights in the property.

What you must do is sell the property to them for the amount owed. A simple grant deed with the amount owed listed as the consideration in the deed should suffice.
