how to fill a quick deed

I am the mortgage holder, but my boyfriend is on the title.
how do I get his name off the title. is a quick deed the answer. And how do I fill it out.
I have the quick deed form but do not know who will be the granter or grantee.

Welcome to the forums.

Signing on a quitclaim deed is the right option to get your boyfriend's name off the title. The grantor is the person who transfers his interest ov er to someone. Here your boyfriend will be the grantor because he will be conveying his share of interest in the property to you. Thus, you will be the grantee here.

Regarding the filling up of the form, you may consult an attorney. I undertand he may charge some fees but it's the right way. He's aware of the legal language, so he can guide you better.

Welcome to the forum.

Sara has given you sound info. Quitclaim deed is helpful to transfer the property within the family. So it is a good option for you. But does your boyfriend agree to quitclaim the property to you?

If your boyfriend quitclaims the property to you then he will be the grantor and you will be the grantee. Don't forget to noterized and record the deed in the county recorder office.

Do you have a mortgage on the property? Is it in his name? your name? both? A mortgage lender will have a problem with someone on the mortgage being quit claimed off title. If he is not on the mortgage then there shouldn't be a problem.
