quit claim deed

is it safe to purchace the land from a person who only has a guit claim deed on the land? If so what are my rights?
I don't think there's anything to worry if he has acquired the land by quitclaim deed. If you purchase the land from the person, you will be asked to sign on a deed which will transfer the ownership rights of property over to you.

welcome to mortgagefit discussion board.

i too feel there will not be any problem in purchasing land from this person. quit claim deed is a legal property transfer document and if properly done transfer all rights to the grantee.

while purchasing the land you can use a warranty deed which will give you better protection against the chances of facing any problem with the title in future.

by using a warranty deed the seller fully warrants clear title to property. you will have assurance that you will be receiving title which is clear of any legal claims or liens on it.
