my mother is signing her home over to one of my sisters. the home is in indiana. can you think of anything she should know? does she need a lawyer?
Typically, a Grant Deed is used. You can find a form on the internet. Most states require it to be notarized and delivered to the Grantee receiving the deed. Also record a copy with your local county recorder's office. Check with the mortgage holder if there is one.

Welcome to the forum.

You can also use a quitclaim deed. The property transfer is happening within the family. So quitclaim deed will not be a problem here.

"does she need a lawyer?" You can do it yourself but it is better to take help from an attorney. He will prepare the deed for you and help you to make it valid.
