i am partners with a friend in a home.my name is on the mortgage and both names are on the deed. she did a quit claim deed on me without my knowing. is this allowed without my signature or authorization?

She may quitclaim the property to you without your signature. But without your authorization it may be counted as an invalid deed because for the notarization and recording the deed in the County recorder office, you presence in very much need.
