My partent quitclaim some land into my name and my 14year old daughter name without me knowing it. I never signed anything so is this legal. I don't want this quitclaim deed in my name. Yes it was noterized. but still i never signed anything and my moms name is on the quitclaim deed and she has no interest in the land it is all in my dad's name they are devorised.

Welcome in this forum.

The grantee does not require to sign the quitclaim deed in Some states. If the quitclaim deed is valid in your state without the grantee's signature, then it is legal.

You have said that the deed is notarized but is it recorded in the recorder office. If it is not recorded, then the deed is not valid

Hello Tazzam,

As Larry has already stated that the grantee's signature is not always required in a quit claim. So you were not aware of it.

If the land was owned by both your father and mother, they both have to sign the quit claim as the grantors.

If you do not want the ownership rights to the land, you may do a reverse quit claim to give the ownership back to your father.

I have a question if there are any experts that can answer it. I never thought about this until today.

What happens with the tax liability if someone quitclaims you without your knowledge? Could you incur tax liens on a property you didn't even know you owned?

To answer your question, she could do this, but above you stated your dad has sole ownership. If that is the case then she can't do this, only your dad could.
