the title on our property says "joined tenants as hisband and wife" if my husband signs the quit claim deed will that transfer all owenership to me or not? also what"s better to have sole owenership or create a life estate deed?

You and your husband are holding the property title as 'joint tenants'. Now, if your husband (grantor) signs a quitclaim deed and transfers the entire property to you (grantee), then you gain the complete ownership of the property.
If you create a life estate for yourself on the deed, you gain the legal rights to possess the property till your death.

I think Karina wants to ask what happens if her husband creates a life estate on the deed.
Karina, retaining the life estate would give him the absolute right to stay at the property till his death. After his death, you as a grantee would get the right to possess the property.

If quit claim deed is made then you will become the new owner. In present deed it is mentioned that both are joint tenants but a new deed which names you as the sole owner will change that.
