i live in a house that my mother owns, however i pay for everything including taxes and repairs. can getting a quit claim deed transfer ownership to me?

your mother can sign a quitclaim deed and transfer the property to your name. do not forget to notarize the deed and record it in the county recorder office to make the deed valid.
if there is mortgage on the property, you should take consent from the lender to transfer the property to your name. and you also need to refinance or do a novation to remove your mother's name from the mortgage as you know quitclaim only transfers property but it does not remove your financial liabilities.
