Hi - I have durable power of attorney for my brother. He is very ill. A friend of my brothers has been taking care of him and I (sister - executor and heir) want to quit claim the house to the friend as joint tenant. Will my brother have to go to the recorder's office or will it be recorded with his notarized signature? Can I quit claim the house to his friend while my brother is still alive using the POA? My brother knows about this, but is just too ill to really do anything about it.

You have durable power of attorney. So I think you can quitclaim the property to the friend as joint tenant on behalf of your brother.
You brother needs not to go to the county recorder office to record the deed. It is the grantee's responsibility, that means your brother's friend's duty to notarized and record the deed in the county recorder office. I think you should take help from an attorney who will help you in the process.
