How do we remove our daughter's name from a quit claim deed

a few months ago, we put our daughter\'s name on a quit claim deed to a condo that we own in fl, because we thought she had to be an owner to live there. however, this was not necessary, and she is willing to be removed from the deed. we live in florida, and do not wish to pay an attorney another $150 to remove her name.

There should not be a problem with it. Your daughter will have to sign a new quit claim deed as the grantor and you will be named as the grantee as you will receive the title from her.

When the deed is made, next step would be to get it notarized and after that recorded with county recorder's office. These steps will complete the ownership transfer back into your name.

You can do it yourself if sure that no mistakes will occur. But I would prefer to get an attorney if possible or if not too familiar with the process. But as you had previously used a quit claim deed to add her to the title, the steps must be clear to you. And if you wish to go ahead yourself, then do so and take all necessary steps for completing the transfer correctly.

Hi Arlene,

If your daughter is herself willing to be removed from the deed, she can easily do it by using a quitclaim deed and transfer her share of property back to you.

Now, if you are well aware with the process of filling up the quitclaim form, then there is no need to involve an attorney without a reason. But, it is always advisable to involve an attorney for any mistakes that might occur during filling up the quitclaim form.

The rest is up to you to decide.
