Getting out of deed

Posted on: 24th Oct, 2007 09:27 am
I was a co-signer on a deed and note when I was 21 Never lived there or made payments. Its been 10 years now and I just found out recently I am still on the deed. How can I get my name removed so its not on my credit. I don't talk to the people anymore so is there a way to get out of this situation.
hi,

you have to sign a quit claim deed to take your name out of the title. this deed has to be recorded at the county office to make it valid.

if you are on the mortgage, then you have to ask the other person to refinance the loan in his name only, so that your name is no more on the loan. or else you can also go for a novation to remove your name from the mortgage.

Hi Stephanie,

To remove your name from the deed, you just need to sign a quitclaim deed and then notarized it and record it in your state's recorder office.

I would like to know here whether you have your name on the mortgage also. If so then you have to pay back your share of mortgage amount or you have to ask your co-signer to refinance it to remove your name. But there is enough doubt on it whether he will agree or not. At least you can talk to him about that.

Wishing you best of luck,
Larry
