our community club secretary/trearurer took it upon herself to execute a quit claim deed transfer of club owned real property to a club member without the knowledge of the president or the board of directors. our by-laws clearly state that only the president with approval of the board can dispose of club property. the document was recorded with the county. how do we recover the property?

You should talk to the club secretary and make her aware of the laws in your state. May be she's not aware of it. And, then you need to convinve her so that she quitclaims back the property to the club. That is, do a reverse quitclaim and record the new deed.
Then after taking approval from the board, the president can transfer the property. Is she is not willing to listen then take help of an attorney. May be she'll understand better if a legal professional task to her about this issue.

I agree with Sara that you should try to execute a Reverse quitclaim to "recover the property". As you have said "The document was recorded with the county", now the grantee who got the property will have to quitclaim back to the club.

Send a demand letter to have the grantee quitclaim the property back. If the grantee refuses, you will need to file a lawsuit to void the transfer.

my mom passed she had not recorded a quit claim deed she had before marriage sted dad scatched his name in and recorded deed to show as joint property what to do now i was left out of moms dads home she got at his death

Your step dad illegally tried to include his name in the property deed. This will be considered as a fraud. I would suggest you to contact a real estate attorney and take his opinion in this regard.
