i am needing to swap a piece of my property with my neighbor to obtain enough set back from the property line to install a pool. we will swap equal pieces. will doing a quit claim deed be good enough.

You can use a quit claim deed for the said purpose where you will make a quit claim deed to transfer ownership of this piece of property to your neighbor and he will also make a similar deed.
But consult an attorney as there can be other legal issues that may cause problems in future & only an attorney will be able to figure them out.
