I would like to marry my girlfriend and she owns a home with another person can I be added to her deed and refi the home to help her if I qualify and what would be costs involved? I good income debt ratio and can we use her income as a renter, my credit is 860

Yes you can. You will need to be added to the deed as you stated. Getting that done should only cost you a few hundred through a title company.
