i owe 122k all together, the house appraise at 133k. i am paying 6.75% and 8.34% on the 80/20. my credit score is 750 vantage. why wont any banks refinance me?

750 credit score is more to refinance your loan. I watched your post & i not found any reason about why bank avoids you to refinance loan.

I have since found banks but I will lose all equity in fees approx 11k all together, is this correct. I was hoping just to pay 4k in closing and walk away with a one new loan at a better interest rate. The quotes I am getting include about 4-5K in closing and another 6-7K in other fees, is this correct?
Calcuate yoru overall savings rahre than just your closign and other costs.
Get a quote from some of the good lenders on this forum and also share some of the details fo the fee they are charging. Lot of people here have good experince in lending and they can help you to figure out, how to negotiate those fees.
Interest rates you are paying is really high coampred to what is offered in the market. Take advantage of it.
