can i get a refinance with bad score
Hi shorty,

You won't be able to refinance your mortgage with a bad score. You haven't mentioned your credit score here but you would require a credit score of 620 to get a FHA loan and 720-740 to get a conventional loan.

As stated above, FHA will require a minimum of 620 credit score on most transactions. If you've had a clean mortgage history for the last 12 months and your credit is not quite 620, but above 580 you may have an opportunity to reduce your rate and payment. FHA will allow for a refinance with a credit score under 620 on a case by case basis depending on the circumstances. I hope this helps...
