i've been told my refinance loan has been approved, so far. now the lender wants a full copy of our living trust, something my husband is not willing to do. we haven't paid any upfront fees (except for the appraisal,which was done and paid for). if we cancel can the lender charge us for the work already done (credit reports, processing, etc.) ?

As far as I can understand, the lender might charge you for the work they have already done if you cancel deal now. If the property is in the living trust, then the lender will want you to remove the property from the living trust in order to refinance the loan.
