my mortgage broker advised me to put my daughter's name on the property so that if i die my daughter does not have to go through court to claim the property. i thought it is like a beneficiary. so i did without realizing that she is now co owner of the condo. the mortgage is on my name only. my daughter and i are no longer on talking terms and i want to refinance my condo. can i refinance the condo without her signing the quit claim deed?

a real insightful mortgage broker you have there...that's why people need to turn to those with experience and expertise in a particular field when transacting business. with real estate law, you need a lawyer; with sale and purchase of real estate, you need a realtor; with mortgage, you need a mortgage professional.
