i want to refinance my home mortgage and my second home equity mortgage into a new refinance with my daughter. do i need to first put her name on the deed of the house before i would get approved? or can she just be put on as a cosigner and then afterwards work with an attorney to put her name on the deed only without mine.

Though you do not need to put your daughter's name on the deed of the house, the lendcer will ask you to add your daughter to it.
Does anyone know where I can find out. This is what I get all the time. One person says yes I have to have her on the deed and then another person will tell me no.

Continuity of obligation means, one borrower who is on the loan must stay on the loan. So if you stay on the loan, and you want to add your daughter on the loan, the lender will allow this, and will have a grant deed to add on your daughter to title at closing...Good luck!
