My boyfriend was awarded the house in the divorce from his ex-wife, however her name was never removed from the mortgage. It has been about 8 years since their divorce and he has been paying the mortgage by him self.
He is now ready to either sell the house or refinance it, but he is not sure if he will need her to sign something to get her name removed or could he just use the divorce decree to get her name removed. Where would he need to start with this process? We live in Texas.

If your boyfriend refinances the mortgage in his name, then he will be able to remove his ex-wife from the mortgage. She does not need to sign anything in this regard. He should contact his lender and start off with the process.

And for a refinance, your boyfriend needs a good credit score and a low DTI ratio. What is his present credit score?
If your boyfriend is thinking to sell the property or refinance it, then he can remove his ex-wife's name from the mortgage. He will have to get in touch with the lender to begin with it.
