i have a 4 year old home, that appraised at $200,000. as of right now i owe $135,000.

welcome to forums!

i agree with eric. whether you should refinance or not will depend upon your present interest rate. moreover, you should refinance only if you are planning to stay in that property for 2 or more years. refinance will also depend upon your credit score.
