7 months ago I bought a condo in my name only. I used an FHA loan and the property us located in CA. Since then, I have married and my wife has an IRS tax lien against her. I want to do a streamline finance to lower my rate but am concerned that since CA is a community property state that I may not get the loan because of my wifes lien.
When I apply for the loan, can I say I'm single and not married? My credit is over 700 and we currently don't have any debt together yet. She is not on the title either.

Welcome to forums!
If you say that you are single and not married, you'll be giving false information to your creditor. Later on if the creditor comes to know about this, he may penalize you and call the loan due immediately. Your wife can pay off the lien or go for a payment plan with the IRS. That may help you in getting the loan.

sussane has answered the original poster's question. to synopsize, it is against the law to make a false statement on a loan application, so for our original poster to claim to be unmarried when in fact he's married - that's clearly a false statement.
