LIEN ON MY HOUSE

there was a lien put on my home 10yrs ago ... now that it has expired, how do i go about getting the judgement released so im able to refinance?

As far as I know, unless the judgment is paid off, you may not be able to get a judgment release certificate from your creditor. Nevertheless, you can contact your creditor and request for a judgment release certificate and check out if he agrees to it.

In order to legally lien your house the person must have "something" they can defend in court giving them that right. Most states accept verbal agreements as a contract providing there is enough evidence to support mutually acceptable arrangements. However, generally, a written contract is needed as proof of the debt.

Your Loan Officer should direct the Escrow Officer to get a judgement release.
