i want to refi, but my fico score is just points below the appropriate level. i auto pay everything am employed by a federal bank so layoffs are not likely. aside from working my fico score can anyone provide some advice my fico is a bit on the low side becuz CA overpaid my unemployment many years ago i gave them a credit card to pay and they never charged it... it's painful.

as your income and job are stable, you will have to improve your credit score to get a refinance. if you are looking for a conventional loan to refinance, then you would require a credit score of 700-720 where as to get a fha loan, you would require a score of 620.

i don't get the unemployment reference, but that's okay...i'm sure it had some effect on your credit.
i think the best bet is to wait out your scores - hit the 620 threshold and you'll have refinancing opportunities.
