i'm in the process of refinancing, and am working with a major financial institution. however, even though the process is ~ 95% complete, there has been a delay for weeks, and i cannot find out what's causing the delay. so, i'm looking for alternative lending institutions. the short story is this: my wife & i are divorcing, and i plan to keep the subject property / home which is a double-wide (trailer) vacation home in worcester county in maryland. can you suggest a mortgage lender who can refinance a double-wide, not a "stick-built" home, with cash out, since that's what i plan to use to buy out my wife's interest as a part of the divorce. thanks for any suggestions on where to look for alternative financing where i won't get the runaround, and can move quickly to settlement.

You will have to speak to the local lenders in order to find out if they would finance the double wide. However, before that, you should contact the lender who is handling your refinance now and check out the matter. You can even request them to close the deal asap. Let them know that if they don't do so, then you will be forced to chose some other lender.
