Hi mwatlington,
If your wife has given up all her rights in the property, she is no longer responsible for the house. However, she is still responsible for the loan, in case the loan was refinanced in her name. If you want to get her name off the mortgage, you need to refinance it in your name.

you have to refinance the loan on your own name.
if she has signed all the documents you have no problem only loan is what she is responsible for. but if you want to be safe refinance on your name their is no problem

my twin sister & I bought our house a little over 2 years ago. She recently got engaged, now wants to move out/buy a house with her fiance. The problem is that our house is worth less than what we had oringinally bought it for. Is there any way of getting her off the mortgage without having to refinance?? I know that if we try to refinance it will cost a large amt of money.
Novation is a process which helps to transfer the liability of a mortgage from the original borrower to the new borrower under the approval of your lender
