can you help me with this situation?
my sister and i were agreed to buy a property together in co. we got a mortgage. now, i want to refinance with my husband as jointly, paying off the wf mortgage which with my sister, and add my husband as a part of ownership. my qquestions:
1. is it possible i can do the above in case my sister will not agree to sign the quitclaim deed?
2. can we remove her name off the deed after the mortgage paid off?
3. she is hesitate to sign the qd because she's not comfortable if our refinance default. therefore, i wondering whether or not to leave her name on the deed?
4. our refinacing is almost final and would like to prepare with the lender about this situation, therefore any advice is appreciated

You can add your husband to the property deed but if your sister does not sign the quitclaim deed, she will remain the owner of the property. You won't be able to remove her name from the property deed unless she signs the deed in your favor. If you refinance the loan solely in your name, then she won't remain liable for the loan.
