My wife and I have been separated for 3 years. she lives overseas. I live in the US. The mortgage / title is in both our names. My wife wants no part of the mortgage / house, and I may need to sell it soon due to my job / economy.

What process can we go through to get my wife off the mortgage / title..??

you can't get her off the mortgage. your only 2 options are to sell the house, or refinance in your name only. start checking with lenders, they will help you with any questions.
