my mortgage broker said i could qualify for the hasp plan but my husband who is on the mortgage and deed has lower score than me so i cant refinance. what are my options? can i do a quit claim deed to get him off. we are happily married but just want to refiance and take advantage of obamas hasp plan

If your husband has got a bad credit score, it will definitely be difficult to refinance the loan. A quitclaim deed will not help in this situation as it will take him just off the property deed. His name will still be on the mortgage deed of trust. But, I think you can refinance solely in your name. If your husband does not qualify for the refinance, it is better to not include him in the new mortgage. In case you have good credit and your income is sufficient, there should not be any problem for you to qualify for the refinance on your own.
