my wife and i are separated and will start the divorce process in a few weeks. i have a va loan through flagstar bank with my name only; however she is on the deed. she lives in the home with her mother and her two children from a previous relationship. she is making payments when she feels like it but plans to refinance the mortgage in her name. unfortunately her credit is horrible but she thinks she can get a previous foreclosure off of her report.
my question is… what can i do in this case? i just want my name off of the loan so i can use it again for another home. what are my options?

Unless your wife refinances the mortgage in her name, you won't be able to remove your name from the mortgage docs. You should ask your wife to improve her credit asap so that she is able to refinance the loan in her name. Once she does so, you'll be free and clear of the loan responsibility.
