Can you have another person name removed from a mortgage without refinancing?
No, I don't think so. If their name goes off the mortgage the bank can't come after them for defaults, so they aren't about to do that lightly.

novation is one of the processes to transfer mortgage from one person to another. however, you should understand that lenders prefer refinance compared to novation. you can contact your lender and apply for a novation but it would be his discretion whether or not he would agree to it.

novation is going to be most difficult to obtain in this marketplace. lenders are looking to beef up their security, not lessen it.
