My wife and I are divorcing and I need to have her name removed from my home title and also from the loan. Can I do this without refinancing the mortgage. My loan has a pretty good rete, 5 7/8. Also, I don't need any money, except maybe enough to pay for the refi.

I don't think you can have your wife's name removed from the title and mortgage without refinancing the loan in your name. Talk to your lender about it and find out what he has to say.
