i am 57 years old. i have a first mortgage of 45,000 with a 2nd owing of $100.00. i got laid off 2 years ago. i have tried to refinance but i don't make near the same income as i did therefore. i am behind on all debts. i have tried to refinance but because my credit score is in the toilet i would be paying what i earn each month. my son will refinance the loan in his name for the loan but my roommate is on title with the first will not agree to sign the papers. i thought of a reverse mortgage but i am not old enough. can you help me out with any solutions?

Unless your room-mate agrees to sign the required papers, it will be difficult for you to sort out the matter. You will have to somehow convince your room-mate to sign the required papers.
