how long do i have to wait before i take out a second mortgage on my house

welcome cur,

whether you take out a second mortgage or go for a refinance, you should have equity in your property. if you already have a mortgage and want to refinance the loan, you'll have to wait for 8-10 months. prior to that, lenders won't be ready to give you a mortgage refinance.
