can I refinance a property with an older singlewide mobel home on it.

i have a property of 4.5 ac.with a 1987 singlewide moble home on it.i know that the tax value on the property is more than what i owe on it.it is a valueable peice of land but the moble home isn't worth much.i just wondered if there would be anyone out there to refinance this.i went through a divorce in 2001.my ex is still on the mortage and i need to get her name off of the note.she has signed everything over,but i havent been able to get it refinanced due to my credit.any advice will be greatly appreciated.thanks and god bless.jcr.

With a bad credit, it won't be possible for you to get a refinance. You haven't mentioned what your credit score is like. However, note that you should have a credit score of around 700-720 to get a refinance. Moreover, you will have to check out if there is equity in the property. Without any equity, it would not be possible for you to go for a refinance.
