Does a spouse need to sign when property that is being refinanced is not in their name?

i'm looking to refinance a house that i inherited and that does not have my spouses name on any of the paperwork here. the problem is, i am looking to separate from my spouse asap and hope not to need the signature in order to get the refinancing on this house. it is considered investment property at this point since my spouse and i live in a different house, in a different part of the state. i also want to know if i can continue with the refinancing if i am separated. any help would be greatly appreciated!
Hi kariskrafts,

You will be able to continue with the refinancing though you become separated from your spouse. Your property should have equity in it and you should have a good income and excellent credit score in order to refinance the loan.
